New Huntington Beach development to have grand opening www.theochomesearch.com

The first listings for Pacific Shores have hit the market. This is the new development going up 3 blocks from the beach and close to downtown. The gated community will eventually have 201 homes.

They’re having a grand opening there on Saturday, Oct. 30. The development is by Newland and Hamilton streets. You can get more information here.

Prices in the first neighborhood to go on sale, The Bungalows, will range from the mid $500,000’s to the mid $800,000’s, according to Christopher Homes. The Bungalows will be 2 and 3-story townhomes ranging from 1,480 to more than 2,600 square feet, real estate Philip Yasskin says in his listings. They’ll have 2 to 4 bedrooms plus lofts and up to 4.5 baths. Completion dates are estimated to be February or March, 2011.

The 2 listings I’ve spotted are condos offered at $825,000 and $850,600. They each have 3 levels, and are built in Santa Barbara and Spanish style.

“Many plans will feature a large third floor space with flexibility to be used either as a bedroom with a private bath and loft, or as a super bonus room with more than 500 square feet,” the listings state.

The company plans to debut The Villas in early 2011, according to its news release.  those residences will be 3,500 -4,000 square feet and have 4 to 5 bedrooms and loft space, 3-car garages, and indoor-outdoor rooms created by big patios adjoining living and family rooms. Prices are expected to begin “in the low one millions.”

The builder says many of the homes will have water views, and the community will also have a new 2-acre public park.  There are no mello roos taxes.

I’ve written about the history of this development in the past, and some readers have wondered about another view: The nearby AES plant. Someone also said it makes noise.

Fran Bangert, who handles PR for the development, says she checked with the team “and according to them there is ‘no noise that we could hear or ever have heard (so far) from the Pacific Shores site.’ ”

I’ll go to the grand opening and keep my ears open.
